Your house should not just be for sale.It should be positioned to sell.
Selling for the best price takes more than an MLS listing. Preparation, pricing, storytelling, digital marketing, buyer outreach, open-house strategy and hard negotiation — so your property stands apart instead of waiting in line.
“Urgency is Service, Not Pressure.”
Your Zillow number is interesting.Your walk-away number is useful.
Every agent in town offers a free home valuation. That has become wallpaper. The number that changes your decision is what lands in your account after payoff, costs and repairs.

Thinking about selling
You are probably asking more than “what is my house worth?”
- 01
How much could I actually walk away with?
- 02
Should I sell now or wait?
- 03
What should I repair before listing?
- 04
Do I need to renovate?
- 05
What if I need to buy before I sell?
- 06
What if my house does not sell?
- 07
How do we price it without giving money away?
- 08
Can I sell without strangers constantly walking through my house?
- 09
What if I need a fast cash sale?
- 10
Can someone help me get the house ready?
- 11
What happens if inspection problems come up?
- 12
How do I know my Realtor will actually market the property?
Michelle's job is not to talk you into selling. Her job is to help you understand your choices, your numbers, your property and your next move.
Build my seller game planThe signature difference
There is a big difference between a house for sale and a house on sale.
House for sale
- Strategically prepared
- Correctly positioned
- Strong photography
- Video marketing
- Lifestyle story
- Buyer database exposure
- Agent outreach
- Open-house launch
- Digital advertising
- Competitive positioning
- Negotiation strategy
House on sale
- Poor presentation
- Weak photos
- Little exposure
- Repeated price reductions
- Long days on market
- Buyer uncertainty
- Seller frustration
- Lowball offers
Price reductions are not a marketing plan.
The goal is to create attention before the market starts asking what is wrong with the house. Most of the outcome is decided by what happens before — and immediately after — the property hits the market.

The 8-step seller marketing system
- 01
Property Truth Session
We walk the home together and name the strengths, the weaknesses, the repairs and the buyer objections — before a buyer finds them first.
- 02
Price + Position
Competition, recent sales, buyer behavior and market conditions. The goal is not choosing a number. The goal is the strongest position in the market.
- 03
Prepare The Property
Handymen, contractors, cleaners, stagers, photographers and vendors. We identify which improvements matter and which ones do not. Don't spend $10 solving a $2 problem.
- 04
Create The Story
Professional photography, property video, lifestyle marketing, feature storytelling, neighborhood positioning, SEO-rich property pages and social content. Sell the life, not the rooms.
- 05
Launch To The Market
MLS, Zillow, Realtor portals, IDX distribution, social, email and text campaigns, agent networks, buyer databases, relocation audiences, local homeowners and investor contacts.
- 06
Magnetic Open House
Not balloons by the street — an event. Pre-event marketing, agent and neighbor invitations, QR registration, feature displays, buyer qualification and digital follow-up.
- 07
Follow The Buyer
Most agents wait for the phone. We track showing feedback, website activity, open-house visitors, agent interest, repeat views, saved searches and objections.
- 08
Negotiate + Close
Price is one term. We negotiate closing date, financing, appraisal, inspections, repairs, concessions, personal property, contingencies, occupancy and closing costs.
A great offer is not always the highest number.
The best offer is the offer most likely to get you where you want to go.

Selling options
Don't want the full traditional listing process? See if a cash offer makes sense.
Some homeowners care more about speed, certainty and simplicity than maximizing retail price. For qualifying homeowners with approximately 30% or more equity, Michelle can explore cash-sale options alongside a traditional market sale.
Option A · Traditional market sale
- Potentially higher sale price
- Full marketing
- Showings
- Buyer financing
- Inspection
- Appraisal
- Traditional closing timeline
Option B · Cash offer
- Potentially faster closing
- Fewer financing concerns
- Potentially fewer showings
- More predictable timeline
- Sell-as-is options may be available
- Convenience-focused

The difference
Why sellers choose ATL Michelle
Master Negotiation
Protecting the seller's complete deal — not simply the first number on the contract.
Systems + Processes
Clear steps. Clear communication. Clear expectations.
Human Compassion
Selling can involve divorce, marriage, children, parents, retirement, relocation, death, a job change or simply wanting something different. The person matters as much as the property.
Urgency In Service, Not Pressure
Good opportunities move quickly. Michelle moves quickly too — without pushing anyone into a decision they don't understand.
She Makes It Make Sense
Complicated real estate language, explained in plain English.
Real-World Solutions
Trusted handymen and service providers who solve property issues and keep transactions moving.
Investor Thinking
Understanding the property through both a homeowner and an investment lens.
Long-Term Wealth
Real estate as part of a family's retirement, wealth-building and legacy strategy.
Speed when it matters
When the deal needs to move, Michelle knows how to move with it.
Investors and experienced buyers work on very different timelines than retail buyers. When title, financing, property condition and the parties allow it, Michelle has experience coordinating transactions with very short closing timelines — including closings in under ten days. Every file is different, and no timeline is guaranteed.

Good deals do not wait. Neither should good service. But clients should understand what they are signing, why they are doing it, and how the decision supports the bigger goal.

What clients say after the closing table
Real words from real closings — sellers, buyers and investors who trusted the process.
“I had this property for sale for over 7 years with another agent. ATL Michelle had me 4 offers in less than 2 weeks.”
C. Chadwick · Seller
“My husband passed away in 2007 and his shop sat empty since then. We had it listed with another broker for 15 years. ATL Michelle sold it for me in 3 months. I am so grateful — this took a huge amount of stress off me.”
B. Roberts · Seller · Commercial
“We had met with other agents and lenders and they all said we couldn't pull the equity out of the home we were holding paper on. Michelle and her team helped us do an ABC closing. Within 60 days we bought our dream home and sold our starter home, and she got us a six-figure profit. Amazing!”
M. Nelson · Seller & Buyer
“Working with ATL Michelle saved me time and money. I was ready to make a full price offer, but her master negotiating skills got me a closed contract for $129,000 less than asking. Her team stayed calm and coached me to close in 27 days.”
Donna B. · Investor
“Moving back to Georgia from Jamaica, Michelle and Lisa laid out a customized strategy for the next 45 days. When I was overwhelmed with anxiety she would feel it and call me at work. Just like she said, we closed and moved into our dream home.”
Buffy & JJ · Relocation
“ATL Michelle was the listing agent on a home in Cumming, Georgia. My client was very interested, but I was out of the country. She did not hesitate to show my client and helped negotiate a win-win for both sides. We closed in 12 days.”

The Insider Home Selling Guide covers preparation, pricing, costs, timelines and the questions to ask any listing agent before you sign anything.
Seller questions, answered
Straight answers
Value comes from three things: recent comparable sales, current competition, and how your home is prepared and presented. A real estimate looks at all three, then works backward to your walk-away number after payoff and selling costs.
Ask to see the actual marketing plan, the launch timeline, and how buyer interest is tracked after the first weekend. Ask how offers are negotiated beyond price — closing date, repairs, financing and occupancy often matter more.
Fix the things buyers notice in the first ninety seconds and the things an inspector will flag. Skip projects that cost more than the return. Michelle walks the home with you and separates the two before a dollar is spent.
Yes — and for many sellers it is the cleanest path. It creates certainty on price and proceeds before you commit to the next purchase. Timing tools include rent-back, extended closings and purchase contingencies.
A financed retail sale typically runs 30 to 45 days from contract. When title, condition and parties allow, cash and investor transactions can move dramatically faster — sometimes under ten days. Speed depends on the file, not a promise.
It depends on what you are optimizing for. Cash buys speed, certainty and fewer showings. A traditional market sale usually produces a higher price. Seeing both numbers side by side is the only way to decide honestly.
Roughly 30% or more equity is the general threshold for cash-sale options to make sense, because the offer must absorb repairs, holding costs and payoff.
Typically brokerage compensation, transfer tax, closing attorney and title items, any agreed concessions or repairs, prorated taxes, and mortgage payoff including interest. These are estimated in your net sheet before you list.
That is a positioning problem, not a mystery. We review showing data, feedback, photo performance and competing inventory, then change the strategy — presentation, marketing or price — instead of guessing.

You do not need to know exactly what to do yet. You just need to know your options.
Before you repair the kitchen. Before you reduce the price. Before you call a cash buyer. Before you sign a listing agreement — find out what the property is worth, what buyers may pay, and which selling path makes the most sense.
